To be successful selling a home in today's market requires strong effort, effective planning and careful implimentation of the marketing plan.

We are successful because we have a clear understanding of market forces, know how to capitalize on the strengths and minimize the weaknesses of property we sell, can plan and execute a marketing program with skill and hard work, evaluate the results of our efforts and make any necessary changes to ensure success.

Custom marketing programs. We design a custom marketing program that meets your needs..  The price we charge reflects the marketing activities that you choose and what you need to net from the sale to make it worth while.

Guarantees. Our written marketing program is guaranteed.  We perform our you are free to cancell our agreement.  In some agreements we offer money back at closing if the property is not sold in the specified time. We work hard to find a buyer for your home on your time frame.

What are my net proceeds?  Knowing how much money you should walk away with is essential to your post sale planning.  We will calculate how much money you can expect to walk away with so you can plan effectively.

What can I expect?  Information about what to expect eases the stress of the process.  I will explain the home selling process and all of the paperwork involved in the sale so you will know what to expect.

Lots of paperwork!  The legal disclosures and documents necessary to the marketing agreement are not the kind of thing you work with every day, but I do.  My experience and knowledge will help you get through them

Response TimeMany good buyer calls come from yard signs.  I'll make sure that all buyers who call enjoy a quick response and have complete information about your home.

Easy Access. Providing easy access to the home for Realtors will increase the number of showings.  Our state of the art multiple locks provide both access and security.

Scheduling. I will schedule showings for Realtors with buyer prospects helps avoid surprises while  making sure that every prospective buyer sees your home.  Once again, availability to prospects on their time frame is the key to having the home shown.

Great Photos! A great digital photo of the property for use in the mls, on brochures and multiple web sites is a must.  I will use both still photos and virtual tours as appropriate to expose your property to prospective buyers.

Color Brochures. An informative and attractive color brochure is a great tool to help buyers remember the unique features of your home.  I will Prepare and deliver color brochures for use with buyers who view the property.   

The MLS. By advertising your home in the Multiple Listing Service,  all of the Realtors in the Central Kentucky Region will know about the home and can notify their waiting buyers

Writing Ads.  Well written print ads attract prospective buyers to your home.  I write ads for the Homes Magazine, Herald Leader and the 24-hour Hotline.

Hotline. My real estate hotline provides advertising for your home 24/7.  Allowing buyer prospects to call when they find it to be convenient increases calls.  This system also captures the caller�s phone number allowing for nearly immediate follow up.  What a great source of buyer prospects for your home.

Internet. The power of the internet is awesome.  I advertise properties I represent on  multiple web sites including lbar.com, .Realtor.com, my personal web site charliebritt.com.

Just Listed  I e-mail animated ï¿½Just Listed� announcements to my sphere of influence, most of whom are past customers and clients who are happy to recommend me and tell people about the homes I have for sale.

Another Extra! The  �Business Cards�  that I developed with a photo of your home and contact information are a great way to let friends ands acquaintances know that your home is for sale.  They may know a potential buyer.

Know the Results  Tracking all showings and follow up with the buyer prospects or their Realtor for feedback is critical to effective marketing.  Knowing potential buyer and Realtor reactions to your home allows us to adjust our marketing presentation and pricing as necessary.

Report the Results: You will always know the results of our marketing effort.  All of my clients benefit from a personal web page, accessible by password, that reports all marketing activities and results.

 Know what works  Knowing the source of calls from buyer prospects helps us know which ads are working so we can focus on what works.

Prospecting:  Every working day, I spend time looking for new clients and customers.  As I expose my inventory to more people, homes I represent sell.

For those who aren't Realtors  Don't overlook those agents that don't belong to the MLS.   I mail information about your home to non-MLS real estate agents.  Some of these licensed agents may occasionally be working with buyer and they don�t have access to the MLS info.  Leave no stone unturned when searching for a buyer.

Negotiating Effectively  Knowing what to do when the offer arrives is crucial.  I will Provide advice and counsel during negotiations with the buyer or the buyer�s representative.

Prepare required documents for the offer to purchase or review the documents prepared by the Buyer�s Representative.   Make sure that the information provided is complete, that all legally required forms are in place and that you clearly understand the offered terms and conditions.

Is the buyer qualified?  I will review the Buyer�s mortgage qualifications with the buyer�s agent.

Let's prevent surprises.   I will follow up with the buyer�s mortgage lender to make sure that the loan processing is on track, that loan application and lock in were made in accordance with contract provisions and that no in difficulty in loan approval is anticipated.

Meeting Deadlines  An offer to purchase contract requires specific timing for inspections and reporting.  I will assist in the scheduling of inspectors and appraisers to make sure that deadlines are met.

What about inspections?  If the inspections result in any repair requests, I will provide advice and counsel during the negotiations.

The closing statement (HUD-!) spells out expenses and how all the money is distributed. I will review Closing Statement with you to ensure accuracy.
